Conversion and  Property Management

Conversion and Property Management

Services Provided:

  • Hire and train on-site property manager and conversion manager, if necessary. This labor will be billed to the job at cost, not included in the fee.
  • Maintain and record all Notices of Intent to ensure notice requirements and extensions are accurate.
  • Assist in the preparation of Condominium Documents.
  • Provide monthly rental/association revenues and occupancy to forecast cash flow accurately.
  • Audit, maintain, and collect monies due for utility delinquency on sub-metered units due by tenant or owner.
  • Authorize all invoices for the property and handle all invoice disputes and negotiations.
  • Audit and maintain delinquency for rents, insufficient funds, or assessments. Serve proper notices as required by law and handle the eviction process if required.
  • Create and ensure complete accuracy for sales “Bible” prior to the Grand Opening.
  • Provide and maintain all laws applicable by the Landlord/Tenant Act, city, county, and state ordinances and safety codes.
  • Quarterly technical and comprehensive property inspections. The first one will be done on the day of the takeover in order to assess the needs of the property accurately.
Renovation Management

Services Provided:

  • Assist in the selection of contractors and obtain bids as required by the developer.
  • Obtain, verify, and record all licenses and insurance for all contractors or vendors.
  • Receive and record all Notices to Owners and obtain required lien releases.
  • Set up and review construction timelines with developers, sales, contractors, management, and tenants to facilitate timeliness, the least amount of disruption to tenants, and notice management.
  • Provide reports detailing costs compared to budget, with variance reporting to the developer and/or “back off” support.
  • Create and maintain daily spreadsheets to be shared between sales, management, and construction (punch) to ensure buyer satisfaction and available units for sales.
  • Provide labor and supervision for all repair and maintenance relating to the renovation process, performed internally. This labor will be billed to the job at cost, not included in the fee.
  • Organize and schedule workflow on punch list according to buyer closing schedule.
  • Chart outsourced work to avoid duplication of work and billing for each unit.
  • Utility management after closings.
  • Liaison between sales, buyer, management, and sales team.
  • Handle and resolve all tenant, buyer, or owner issues.
  • Schedule buyers for a walk-through and complete the walk-through with them. Obtain waivers if the buyer wishes to waive the right.
  • Supervise and inspect all units after work is completed and before the unit is closed.
  • Obtain final inspections for all permitted work done for developer records.
  • Supervise the complete renovation process to ensure quality and timeliness, and report progress to the developer.
  • Work closely with the sales team to help facilitate successful sales events and to make changes to the property that will enhance sales efforts.
